Do I keep the right to approve tenants?

Yes. Every applicant we recommend is sent to you with the screening report before any lease is signed. You decide.

What if my tenant stops paying?

We initiate the BC RTA process immediately — proper notice, documentation, and a Branch dispute filing if needed. Most non-payment situations resolve in 10–30 days when handled promptly with the right paperwork.

Do you handle furnished long-term rentals?

Yes. Furnished long-term (typically 6–12 month leases) is common in Victoria for relocating professionals and academic terms. We handle furnished as part of standard long-term management.

Can you take over a property that already has a tenant?

Yes. We assume the existing lease, introduce ourselves to the tenant, document the property condition, and run management forward. The tenant’s rights under the existing lease don’t change.
